A real mold inspection is a systematic walk of the whole home with the right instruments in the right order. Bright-light visual first — mold thrives in the dark, so we bring the light and look at dust patterns, discolorations, and warped material most walkthroughs skip past. Then thermal imaging to map temperature differentials across walls, ceilings, and around plumbing chases. Anywhere the thermal scan flags something cool, a moisture meter verifies it.
Where the evidence points to a hidden source — behind cabinets, inside wall cavities, in the stacking-effect pathways between floors — a borescope goes in through a small access hole. Most hidden moisture sources have been found exactly this way.

Most mold test results are available within 2-3 business days from our certified laboratory. We'll contact you as soon as results are ready and schedule a time to review findings together. For urgent situations, we can arrange expedited testing that provides results within 24 hours for an additional fee.
