The third-party clearance layer

A remediator who clears their own work has an obvious conflict — they're both the tester and the one being tested. Independent verification exists to remove that conflict. We walk the remediated areas, confirm the containment did what it was supposed to, sample strategically to check spore levels against an outdoor baseline, and write a clearance report that either passes the work or tells you exactly what still needs to be addressed.

The verification isn't only about spore counts. We also check that the moisture source that caused the original problem was actually corrected — because remediation that doesn't fix the source is just a clean surface waiting to grow mold again.

Every situation is different, and will be a bit nuanced. What the verification looks like on a small bathroom is different from what it looks like on a whole crawlspace. The clearance criteria are set during the assessment stage; the verification is us coming back to check them.
