Mold Testing

Component of the comprehensive assessment

Testing is component seven of eight in the Comprehensive Environmental Assessment — the strategic sampling layer, picked intentionally based on what the prior steps surfaced. Not sold separately; it's part of the full evaluation.

Strategic sampling, not random testing

Air, surface, and dust samples each measure different things. Air samples capture what's currently airborne. Surface samples identify what's growing on a specific material. Dust samples — ERMI panels in particular — integrate what's been present over time. Each has strengths. Each has blind spots.

The piece most inspections get wrong is treating sampling as the whole assessment. A single random air test is a coin flip. A real assessment picks which test belongs where, based on what the walk, the thermal scan, and the moisture meter already surfaced. Sampling is the last data layer — it should confirm or refine what building science already told us, not stand in for it.

That's why, inside a comprehensive assessment, sampling is the last data layer — it confirms or refines what the walk, the thermal scan, and the moisture work already surfaced. If sampling is the only thing anyone's suggested and nobody's inspected the home first, that's worth a second thought.

If you're going to diagnose a body with only one data point, you're going to miss a ton.

How It Works

1

Sample Strategy Planning

We evaluate your specific situation and home layout to determine the most effective testing approach, whether air samples, surface samples, or bulk material analysis will provide the clearest answers.

2

Professional Sample Collection

Using calibrated equipment and proven collection techniques, we gather samples from strategic locations while maintaining proper chain-of-custody protocols for laboratory analysis.

3

Results Review & Guidance

Once lab results arrive, we schedule a consultation to explain findings, discuss health implications, and outline recommended next steps based on your specific test outcomes.

Frequently Asked Questions

We provide air sampling, surface sampling, and bulk material testing depending on your specific situation. Air samples capture airborne spore counts, while surface samples test visible growth or suspicious stains. Bulk material testing analyzes pieces of building materials like drywall or insulation to confirm mold presence within structural components.

The actual sample collection typically takes 30-60 minutes depending on the number of samples needed. Laboratory analysis usually requires 3-5 business days for standard testing, though rush processing is available when needed. We'll schedule a follow-up consultation once results are ready to review findings together.

Testing works well when you need to confirm suspected mold in specific areas or verify air quality after remediation. However, if you're experiencing unexplained health symptoms or need to understand the root causes of moisture problems, a comprehensive environmental assessment provides more complete answers about your home's overall conditions.

Your detailed laboratory report includes identified mold species, spore concentration levels, and comparison to outdoor baseline samples when applicable. We provide clear interpretation of what these results mean for your indoor air quality and health considerations. You'll also receive specific recommendations for next steps based on your individual test outcomes.

Inside the Comprehensive Environmental Assessment

Inside a Comprehensive Environmental Assessment, sampling is informed by everything the walk already told us. The test locations are chosen from the evidence — not from a template. That's the difference between sampling that answers a question and sampling that creates new ones.
